CB Williams Property advises clients who wish to identify properties themselves but require experienced representation when assessing an opportunity, establishing value, negotiating terms or managing a purchase.
The service provides objective advice without the scope or fee structure of a fully managed property search.
A property may appear suitable while still requiring careful assessment of its value, condition, location and wider implications.
We provide an independent view of the opportunity and represent the buyer’s interests throughout the offer and purchasing process.
How We Advise
1. Initial Consultation
We begin by understanding the property required, preferred locations, budget, priorities and current position in the search.
2. Property assessment
We assess properties identified by the client, considering their suitability, location, condition, market position and alignment with the agreed requirements.
3. Market and value advice
We review the asking price against relevant market evidence and advise on value, competition and the property’s position within the local market.
4. Offer Strategy & Negotiation
We advise on the appropriate offer and negotiation strategy. Where agreed, CB Williams Property presents and negotiates the offer directly with the selling agent.
5. Due diligence and transaction oversight
Once terms are agreed, we coordinate with the selling agent, solicitors, surveyors, mortgage advisers and other professionals involved in the purchase. We review material findings, help resolve issues and maintain oversight through to exchange and completion.
A clearly defined service
Buying Advice does not include a comprehensive search of the market.
The client remains responsible for identifying suitable properties and conducting the search. Where a potentially suitable opportunity comes to our attention, we may bring it to the client’s attention, but this does not replace a full market search.
Clients requiring CB Williams Property to lead the search should appoint us for Search & Acquisition.
Fees
Buying Advice is provided on an agreed fixed-fee basis.
The scope is established at the outset according to the client’s position, the property being considered and the level of involvement required.
