The Search Process
1. Initial Consultation
A clear search strategy is agreed, including geographical scope, property type, timescale and the approach to both publicly marketed and private opportunities.
2. On-Market & Off-Market Sourcing
We investigate publicly marketed homes while approaching our network of agents, owners and professional advisers for private opportunities and forthcoming instructions. Where appropriate, we make targeted, discreet enquiries about properties that are not being advertised.
3. Property Previews & Assessment
We preview suitable properties and assess their setting, condition, market position and fit with your requirements. You receive clear advice on strengths, compromises, value and matters requiring specialist investigation.
4. Viewings & Selection
We organise focused viewings of the strongest opportunities, help you compare properties and refine the search as your priorities develop. Our aim is to make your time productive and your decisions well informed.
5. Offer Strategy & Negotiation
We assess the property's value and the seller's circumstances, recommend an offer strategy and negotiate price and terms on your behalf. We consider the overall agreement, including timing and conditions, as well as the purchase price.
6. Purchase Coordination
We work with the selling agent, your solicitor, surveyor and other advisers to maintain momentum, address issues and progress the purchase through to exchange and completion.
