As a Residential Landlord you will need to follow certain rules and regulations, which are continually changing. We will guide you through your obligations, in order to keep the process as stress free as possible.
Included in our Letting Service is the following:

Comprehensive marketing to find a suitable Tenant.
Arranging and accompanying viewings.
Obtaining references and identity verification.
Advising on Pre-Tenancy safety checks and requirements.
Advising on Inventory, Check-in and Check-out.
Collection of Tenancy Deposit and Initial Rent.

Gas Safety Certificate
Electrical Safety Certificates
Energy Performance Certificate
Tenant Fees and costs:
From 1st June 2019, in accordance with the Tenant Fees Act 2019, Tenants will only be liable for the following fees:
Holding Deposit: 1 week rent equivalent to be taken when an offer is accepted and is deducted from the move in money at the start of a new Tenancy.
Damage Deposit: 5 weeks rent equivalent taken prior to the start of a Tenancy (6 weeks rent equivalent of the rent is more than £50,000 Per Annum).
If you withdraw from the Tenancy after offer acceptance you will be liable for administration costs of £250.
